Lease as a Service (LAAS)

We didn’t build Refinery46 just to rent out offices. We built this facility and community to meet business owners where they are at in their professional journey, simplify their ability to collaborate with peers, and set the stage for them to chart their path towards growth.

For many of our members, we are the first facility that they’ve ever signed an office lease with and that the lease signing process brings with it consternations and unknowns for a business owner that spends most of their days swimming in uncertainty. “What will I do if my team outgrows this space in 6-months?” or, worse, “How will I pay for my rent if my business goes under before its over?”, are just some of the questions a budding business may be asking before they take the plunge in signing with a new workspace.

Though we do have all members sign a traditional lease agreement, we see that as a baseline for a professional arrangement and accountability, our efforts are not spent looking back on the lease for enforcement, but instead looking towards where we can go above and beyond, showing flexibility, and partnership with our members to meet their needs given immediate or projected needs.

A Lease That Scales With You

For the business owner who fears locking in a long-term lease when they see “hockey stick” growth coming in the future, Refinery46 never penalizes a member for their growth and, instead, excitedly will allow members to break their current lease to transfer into a larger space within our ecosystem at no additional charge.

Even in the rare instances when Refinery46 doesn’t have an available option for a member to scale into, our team will work with the member to not only find their next landing spot, even if it is outside the Refinery46 ecosystem, but also to find the replacement tenant for their current space that would assume their lease, allowing them to break penalty free and move into their next location.

A Lease That Understands Ups and Downs

Downturns happen in all industries. In the event that a member’s business is hitting hard times financially, our team will work with the member to understand if the situation is seasonal and if an interim payment solution can be identified to support them, or if this is a full course correction for their business with no positive turnaround. In the event that the member’s business will become insolvent in the coming months, the Refinery46 team will work to find a replacement tenant to assume the remainder of the member’s lease, allowing them to break their lease at no penalty.

Prioritizing Retention Over Replacement

Unlike other commercial facilities, Refinery46 prioritizes retaining members rather than incentivizing signing new leases. Retention builds culture, while commissions off new leases signed highlights a revolving door. On average, small business owners that office or cowork out of Refinery46 stay 4+ years with our facility. This is well above the industry average and it is a testament to our commitment and competence to meet members where they are and care about their growth.

In addition to the desire to retain members rather than prioritize new leases stated above, Refinery46 has invested heavily in its ability to establish a culture that has developed into a desirable destination for business owners, leading to a consistent wait list of new members that want to join our community. Having this pipeline of future members, gives Refinery46 the ability to flex as needed, being generous and operating out of abundance, while others would operate out of fear and scarcity.
